B-Gö 07.1 "Technology Park Jena Southwest" - 1st amendment

In 2012, the city of Jena approved a development plan for the settlement of technology-oriented commercial enterprises on predominantly municipal land in the area around the former cement plant between Winzerla and Göschwitz, which was lying fallow at the time. Around 18 hectares of building land was designated between Grenzstraße, Rudolstädter Straße, the Munich - Berlin railroad line and Am Zementwerk street. The area was reorganized in terms of urban planning, developed in terms of traffic and the majority of it was sold for the purpose of development. Numerous companies have relocated to the area covered by the plans.

Since 2012, the immission control framework conditions for urban land-use planning have changed. Taking into account relevant court rulings, the immission control regulations of the land-use plan had to be adjusted. In addition - in terms of exceptions - individual urban planning regulations for parts of the planning were adapted to more recent urban planning developments (regarding building height, advertising structures, enclosures). The changed route of the newly created footpath/cycle path in the north of the plan area was included in the plan drawing for information purposes.

As the statutory requirements were met, the plan amendment was carried out in a simplified procedure in accordance with Section 13 BauGB. The amended plan was adopted as a statute by the Jena City Council on 16.06.2021. (The first plan amendment made in 2013 did not become legally binding at the time, so the current plan amendment is also known as B-Gö 07.1. The content of the 2013 amendment has been fully incorporated into the current plan).

The responsible legal supervisory authority has examined the planning documents without any objections. The first amendment to the development plan "Jena 21 - Technologiepark Jena Südwest" became legally binding with its publication in the official gazette 24/23 of the City of Jena.

The area covered by the development plan is almost completely built up.
