What is to be observed?

The legal framework of the urban planning law in addition to the building code is often underestimated. This mainly concerns the permissible structural use of land according to the Building Code, as follows:

  • is it allowed to build on this plot of land?
  • how big can you build,
  • where can the building be located in the plot and
  • what type of use (residential, offices, workshop or similar) is permissible.

If the property / building in question is located in the area of application of a legally binding development plan, the corresponding general conditions can be found in the planning regulations. Whether a property is located in a development plan can be viewed online in the map portal.

How can unnecessary efforts and additional costs be avoided?

Before cost- and effort-intensive planning is commissioned, it is recommended in every Before commissioning costly and time-consuming plans, it is advisable to briefly discuss the intended project with the staff of the urban development and planning law team. Usually, verbal descriptions or first sketches of the idea are sufficient. In this way, potential problems can be identified at an early stage .

How can planning security be increased?

Verbal information does not replace a legally binding decision by the planning permission authority. For the clarification of fundamental questions no building application must be submitted, for individual topics also an application for a preliminary decision is sufficient. This does not necessarily require the involvement of an architect or planning office. An approved preliminary decision is valid for three years, so details can be planned in peace. This procedure helps to save costs and avoid unnecessary delays in the building permit process.

Please bring all documents concerning the planned project to the appointment.
