demolition of structures

Pursuant to Section 60 (3) of the Thuringian Building Code (ThürBO), the demolition of buildings in building class GK 1 and free-standing buildings in GK 3, as well as structural installations whose construction is also exempted pursuant to Section 60 (1) of the ThürBO, must not be notified.

In the case of buildings that are not free-standing, the stability of the adjacent buildings must be assessed by a qualified structural engineer within the meaning of Section 65 (2) ThürBO (specialist planner for stability) and confirmed by signature on the notification form. Any proof required is only for civil law assessment in the event of damage and is not to be submitted to the building supervisory authority.

With the demolition notification, the building supervisory authority is merely informed of the pending removal of a building structure. In accordance with § 60 Para. 3 ThürBO, no processing of the demolition notification takes place in the Building Regulations Department, but only a completeness check.

Technical problems are therefore to be discussed with the commissioned structural engineer and, if applicable, with the

to be clarified.

The building owner is responsible for any further coordination, notification, etc. that may be required with other authorities, in particular the lower waste management authority and the lower monument protection authority.

Irrespective of the obligation to notify or exemption, a demolition survey form (statistics) must be submitted for all buildings to be demolished.

The "only" partial demolition is subject to the regular building permit procedure and is considered a conversion (-> see building permit ).

The demolition notification for structural installations in accordance with § 60 Para. 3 ThürBO must be submitted in 1 copy:

  • Notification form with signature of building owner and specialist planner for structural stability
  • Statistical demolition survey form
  • Extract from the real estate map
  • Site plan with marking of the demolition object (usually yellow overdrawing) with signature
  • Specification of building class and brief explanation (if necessary)
  • Views (as-built documents) or photos (if required)
